The Pleasant Grove City Planning Commission will hold a Public Hearing Thursday,
February 11, 2010 at 7:00 p.m. in the Community Development Department Conference Room at 86 East 100 South (enter on south side) Pleasant Grove, Utah, to consider the following item(s).  Work session will be held from 6:00 – 6:30 p.m. at the Community Development Office. Work sessions are public meetings; however, no testimony will be heard and no official actions will be taken on items discussed.  Although the public is invited to attend all sessions, public comment is normally accepted only during the regular business session.

ITEM 2          PUBLIC HEARING—CONDITIONAL USE PERMIT/SITE PLAN REVIEW   (STRING TOWN NEIGHBORHOOD)

To consider revoking or extending the Site Plan/Conditional Use Permit approval, which permits Harold Sargent to operate H & S Auto Repair on property, located at 112 East 700 South, in the CS-2 (Commercial Sales 2) Zone.

ITEM 3          PUBLIC HEARING—SITE PLAN APPROVAL

(GROVE CREEK NEIGHBORHOOD)

To consider Site Plan approval for a new pressurized irrigation filter station for Pleasant Grove City, located at approximately 1060 East Grove Creek Drive, comprising 0.20-acres, in the R1-20 (Single-family residential) Zone.

ITEM 4          PUBLIC HEARING—ORDINANCE AMENDMENT

                        (CITY WIDE)

To consider the request of Pleasant Grove City Staff, for the approval of an ordinance amendment of Title 10, Chapter 15, Section 36 entitled LOW POWER RADIO COMMUNICATION TOWERS AND ANTENNAS; for the purpose separating private (amateur) from commercial communication standards, and to bring the City ordinance into compliance with the Federal guidelines as regulated by the Federal Communications Commission (FCC) by allowing private/amateur radio towers in all zones within a certain threshold, and establishing that a Conditional Use Permit shall be required when the threshold is exceeded for private communications and also for all commercial communications; and with updates to height, setback, design guidelines, and definitions.

ITEM 5          PUBLIC HEARING—ORDINANCE AMENDMENT

                        (CITY WIDE)

To consider the request of Pleasant Grove City Staff, for the approval of an ordinance amendment of Title 11, Chapter 7, Sections 1-7 entitled PLAN AND PLAT REQUIREMENTS; for the purpose transferring the submittal requirements, review and approval processes for a subdivision plat, from the Public Works Standard Specifications Manual to the municipal code, with updates to these sections, including updates to sections regarding plat, expirations, exemptions, vacations, amendments, and lot line adjustments, and also additions to the site plan requirements section.

MINUTES: review and approve Minutes and Reports of Action from previous meeting(s).

The hearing date will be noticed 10 days prior to the Council meeting.
